The Jakobovski Building Process
From the moment we first meet, you will feel welcome and you will work direct with the builder in a friendly and professional manner that will make the difference of a quality builder.
The Building Contract will only be prepared once all design and specification requirements and changes have been agreed upon, as well as the price of your new home
Jakobovski Building uses the standard Housing Industry Association Limited (Tasmanian Region) Plain Language Tasmanian Domestic Building Contract which satisfies all legislation requirements.
Prior to preparation of the contract documentation, you will need to provide evidence that your land has been registered with the Land Titles Office (LTO).
The Building Contract will outline key dates and the progress payments required throughout the building process. A balance of 3% of the contract sum is payable on signing the contract.
Before any work on your dream home can begin it is legally required to obtain Council Approval. Depending on whether planning approval is required this process can take weeks.
Once Construction of your dream home has started, Carl Jakobovski will oversee every stage of the process and ensures that your home is built by some of Tasmania's best tradespeople.
On completion of the home and upon handover, all final monies due under the contract are required to be paid. Upon receipt of the final payment you are handed the keys to your new home.
What is GreenSmart?

The benefits to you, the consumer
The benefits of building the GreenSmart way to you, the consumer, are that your home will be:
-
affordable;
-
comfortable;
-
efficient;
-
quality assured; and
-
cutting edge.
Feel good about making a contribution “MAKE A DIFFERENCE TODAY” by building the GreenSmart way.
The GreenSmart Concept
GreenSmart is a practical approach to building that focuses on educating builders, designers, product manufacturers and consumers about the benefits of environmentally responsible housing. GreenSmart is an industry-driven initiative that aims to encourage a mainstream application of its principles to today’s housing. The main goals are:
-
to improve the energy and water efficiency of the homes,
-
to enable home-owners to waste less and recycle more,
-
to reduce the waste from the building process, and
-
to improve site management during construction.
Benefits of a GreenSmart home include lower energy and water bills, a warmer house in winter, a cooler house in summer, great soil for beautiful gardens and, as more than half the waste from the building process has been recycled, the environment has been helped even before occupation. Building the GreenSmart Way involves:
-
Improving Energy Efficiency
-
House designs exceed typical minimum energy rating requirements set by local councils.
-
Passive design features are incorporated into all homes to minimise the need for mechanical heating and cooling.
-
Energy saving lights, tinted windows, insulation products, efficient appliances and both solar and gas hot water systems are used to demonstrate a variety of ways to save energy.
-
Improving Water Efficiency
-
Landscaping incorporates local indigenous plant species and is designed to minimise water use and encourage indigenous fauna habitation.
-
AAA-rated tap ware and shower heads are used throughout the homes.
-
Rainwater tanks can be installed for external water usage.
-
Censored lighting and irrigation systems that can be set to minimise energy and water usage are displayed.
-
Waste Management and Recycling
GreenSmart building attempts to optimise recycling opportunities and the use of recycled product or product with a recycled content in both the construction of the houses and their associated gardens.
What is a Green Smart Professional?
Through the Housing Industry Association’s Partnership Advancing the Housing Environment (PATHE) national environment initiative, the GreenSmart Training and Accreditation has been launched in all States. GreenSmart ® is an HIA registered brand for sustainable development in the building industry and it is now an icon of sustainability in both the building industry and with Australia’s home-buying public. GreenSmart will provide Australia’s homebuilders with environmental skills. Upon the successful completion of the course, homebuilders are accredited as “GreenSmart Professionals”, which will qualify their customers for Australia’s first GreenSmart Home Loan.
